Role Description

As this position will be based at one of our subsidiary, JLG REIT Managers Sdn. Bhd., The Senior Executive, Investment plays a key role in supporting the investment and investor relations functions. This position is responsible for assisting in investment analysis, financial modeling, stakeholder engagement, and reporting to ensure informed decision-making and effective execution of investment strategies. The role also involves market research, investor communications, and compliance with regulatory requirements to optimize the performance of the REITs portfolio.

Key Responsibilities

1.Investment Analysis & Deal Support

• Assist in conducting financial modeling, valuation, and due diligence for potential acquisitions, disposals, and investment opportunities.
• Analyze market trends, economic indicators, and competitive landscapes to support investment decision-making.
• Support the investment team in preparing investment proposals, feasibility studies, and business case evaluations.
• Monitor and evaluate the performance of assets within the REIT portfolio, identifying potential risks and opportunities for value enhancement.
• Assist in tracking key financial and operational metrics for the portfolio to ensure alignment with strategic objectives.
• Provide insights and recommendations to improve asset utilization, revenue generation, and cost efficiency.

3.Investor Relations & Stakeholder Engagement

• Assist in developing and executing investor relations strategies to maintain strong relationships with investors, analysts, and financial institutions.
• Prepare corporate presentations, investor reports, and financial disclosures to communicate key updates and performance insights.
• Support the organization and execution of investor roadshows, earnings releases, and annual general meetings (AGMs).

4.Market Research & Strategic Insights

• Conduct research on real estate market dynamics, industry benchmarks, and regulatory changes impacting the REIT sector.
• Analyze competitor strategies and investor sentiment to provide data-driven recommendations to senior management.
• Stay informed on global and regional trends to support investment planning and risk management.

5.Financial & Regulatory Reporting

• Assist in preparing financial reports, compliance documents, and board presentations in accordance with regulatory standards.
• Ensure timely and accurate submission of reports to JCorp, the Trustee, and the Holding Company.
• Work closely with compliance and legal teams to ensure adherence to local property and financial regulations.
• Work closely with internal teams, including finance, legal, property management, and operations, to support investment activities.
• Collaborate with external partners such as trustees, regulatory bodies, and financial institutions to facilitate investment transactions.
• Contribute to the execution of corporate projects and strategic initiatives within the investment and operations teams.

Qualifications

• Bachelors degree in Finance, Economics, Real Estate, Business Administration, or a related field (Masters degree is an advantage).
• ACCA (Association of Chartered Certified Accountants) or CFA (Chartered Financial Analyst) certification is highly desirable.
• 3-5 years of experience in investment analysis, real estate finance, or financial modeling within the REIT, real estate, or financial services sector.
• Strong understanding of investment valuation, deal structuring, and financial modeling.
• Experience in stakeholder management, investor relations, and regulatory compliance.
• Proficiency in financial analysis tools such as Excel (advanced), Bloomberg, and financial modeling software.
• Excellent analytical, problem-solving, and strategic thinking abilities.
• Strong communication and presentation skills to engage with investors and stakeholders.
• Ability to manage multiple projects and meet deadlines in a fast-paced environment.
• Proficiency in Microsoft Office Suite (Excel, PowerPoint, Word).
