Real Property Manager (USN)
Seeking a full-time Real Property Manager in support of Base Operations Services (BOS) and Mission Support Services (MSS) at Ascension Auxiliary Air Field (AAAF). Join our team and grow with us as we provide best in-class services that help clients solve their most complex challenges.
Your Impact
Provides oversite of Logistics Operations, to include monitoring of daily operations of the Maintenance Departments to ensure personnel exhibit superior workmanship and focus to deliver quality products and services. Provides program planning and execution, labor, and supervision of contract labor to meet all logistic management activity requirements and support the mission of the AAAF. Ensures sections complete all assigned tasks in accordance with the Installation Logistics AFCAP Performance Work Statement (PWS) and associated appendices and Contract Deliverables Requirements Lists (CDRLs), as well as maintaining compliance with USG regulatory and procedural guidance and company policy. Assists Management in reviewing and responding to customer comments, Internal Corrective Action Requests (ICARs), and USG Nonconformance Reports (NCRs) as applicable. Ensures that customer concerns are addressed in a prompt, professional, and courteous manner. Assists Department Managers in reviewing PWS and Standard Operating Procedures (SOPs). Assists in providing guidance and preparing technical documents in support of proposals and other requirements, as needed.
- Real Property Manager provides RP / Real Estate Management and Accountability for assets and programs under the control of the installation that comply with current DoD and AF policy through maintaining and keeping current the AF APSR to an auditable level.
- Performs cyclic physical inspections of all base buildings to validate the size of the building and documenting space usage
- Performs all actions to assist the Government in the acquisition and disposal of land grants IAW the Real Estate Transactions (RET) Playbook and governing DoD and AF publications.
- Must be able to maintain a professional transparent relationship with auditing agency ensuring timely submissions and responses to all requested actions.
- Provides guidance on government regulations pertaining to property accountability; develops, recommends and implement property administration policy.
- Provide training, mentoring, effective and efficient management of all Government Furnished Property and Company Acquired Property
- Prepares and maintains all appropriate documents related to acquisition, disposal, utilization, and management of government RP to document effective and efficient accountability and reporting. Maintain Key Supporting Documents (KSD) IAW AF guidance and directives ensuring FIAR compliance and auditability.
- Prepares and maintains a real estate map for the Community Planning function and updates real-estate records and drawings to reflect changes to sites, buildings, utility lines, roads, and grounds.
- Responsible for RP inventory activities, including a front-loaded schedule and balanced inspection schedule to accomplish initial and annual RPI.
- Coordinates with the Facility Space Program Manager, Facility Space Sub-Asset Management Plan (AMP) Manager and Space Program Planner to ensure accurate space utilization rates for RP and proposes improvements.
Working Environment:
- Work will be primarily indoors but may be outdoors to support various events.
- Exposure to heat, cold, dust, noise, chemicals may occur.
- Overtime and shift work may be required depending on contractual needs.
- Employee must comply with all Federal, State and Local regulations and published Company work rules as well as written instructions.
- Task specific work environment training will be provided as required.
Visual Acuity:
- The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation of machines (including inspection); using measurement devices; and/or assembly or fabrication parts at distances close to the eyes.
Physical Activities:
- Sedentary work. Exerting up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Sedentary work involves sitting most of the time. Jobs are sedentary if walking and standing are required only occasionally, and all other sedentary criteria are met.
- Light work. Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
- Work may require heavy lifting, stooping, climbing, prolonged standing, prolonged sitting, and working with or in areas where a potential could exist for exposure to physical, chemical, or biological agents.
- Must comply with all Fire and Safety Regulations and post policies.
- Employee use of personal protective equipment (PPE) is required for some situations. PPE includes, but is not limited to, head, foot, torso, respiratory, vision, and hearing protective devices.
Who You Are
Required Qualifications
- Must have computer skills and be able to operate a variety of computer programs.
- Must be able to speak, read and write English fluently
- Must maintain a valid drivers license from their home country with validity for 12 months from on-site employment date.
- Must maintain a valid passport from their home country with validity for 12 months from on-site employment date
- Must be able to gain and maintain authorized entry onto US military installations.
- Must meet United States Department of Defense medical requirements necessary to live and work at Ascension Island

Additional Required Qualifications
Education / Certifications:
- Bachelors degree and two years experience or High School diploma and eight years
- AFIT WMGT 424 Realty Management Course within six (6) months of hiring.
- Must have a secret security clearance.
- A valid drivers license and the ability to obtain a U. S. Government Motor Vehicle Operators License.
- A minimum certification of a Certified Property Professional Administrator from the National Property Management Agency.
Experience / Skills:
- Three (3) years experience in each of the following: Easements, Real Estate Accounting, and Real Estate Transactions.
- Must exhibit strong organization and communication skills.
- Must feel comfortable delegating and possess skills to include scheduling workers, keeping track of staffing and keeping their staff motivated.
- Minimum of three (3) years experience in each of the following: Easements, Real Estate Accounting, and Real Estate Transactions.
- Must be familiar and able to train Property Management operating systems.
