Property Management Manager

Key responsibilities:

. Oversight of Appointed Property Management Company

  • Monitor and evaluate the performance of PMC(s) to ensure compliance with contractual obligations and regulatory requirements.

  • Conduct regular site visits and operational audits of the property management office.

  • Review monthly reports, financial statements, maintenance schedules, and service quality provided by PMC.

 2. JMB Liaison & Support

  • Represent the developer in matters related to the JMB (Joint Management Body) during the developers tenure as part of the JMB.

  • Provide support to JMB members in administration, budgeting, meetings (AGMs, EGMs), and dispute resolution.

  • Ensure that the management office operates effectively and maintains a professional environment.

 3. Coordination Between JMB and Developer

  • Act as the main contact point between the JMB and the developer on all operational, legal, and financial matters (e.g., common area defects, refund deposits, sinking fund allocations).

  • Facilitate smooth transition processes from developer to JMB or MC (Management Corporation).

  • Escalate unresolved issues and ensure timely resolution in the best interest of the property and residents.

 4. Compliance & Governance

  • Ensure all operations comply with the Strata Management Act 2013, building by-laws, and local authority regulations.

  • Maintain records of meetings, approvals, and correspondence related to JMB and PMC matters.

 5. Stakeholder & Resident Communication

  • Maintain strong relationships with residents, vendors, JMB members, and internal project/development teams.

  • Prepare circulars, memos, and reports for internal and external communication as needed.

Skills & Qualifications Requirements

  • Degree or Diploma in Property Management, Real Estate, Facilities Management or related fields

  • Min. 5 years in property/facility management, with exposure to JMB/MC operations

  • Familiar with SMA 2013, strata governance, and common area defect handling

  • Strong coordination, communication, conflict resolution, report writing

  • Fluent in Bahasa Malaysia & English; Mandarin is an advantage

  • Registered Property Manager (BOVEA) or CIDB Green Card preferred

  • Proficient in MS Office; knowledge of property management systems (e.g., IFCA, iRealtor)
